For a 12 x 12 ft living room, buy a sofa 72 to 84 in wide and no more than 38 in deep. On a 144 in wall that leaves 30 to 36 in on each side for a side table or a door, and the depth leaves a 36 in walkway between the coffee table and the TV stand. A 96 in sofa fits the wall and blocks the room.
The math behind it
Width is the easy half. Designers keep a sofa under two-thirds of its wall, so on 12 ft (144 in) that is 96 in at most, and 84 in leaves a comfortable 30 in a side. Depth is where a 12x12 gets used up. Add it up across the room: a 38 in sofa, a 16 in gap, a 20 in coffee table, a 36 in walkway and an 18 in TV stand come to 128 in, which leaves 16 in to spare out of 144. A 44 in deep lounge sofa cuts that to 10 in, and a 24 in media console instead of the TV stand uses it all. The clearances guide has the full list of gaps.
Sofa width by room size
Each row assumes the sofa sits on the longer wall, at least 18 in stays free on both sides, and a door on that wall keeps its full swing. Widths are the sofa's overall width from the product page, arm to arm.
| Room | Sofa wall | Sofa width | Notes |
|---|---|---|---|
| 10 x 10 ft | 120 in | 60 to 72 in | Loveseat or apartment sofa; a full-size sofa leaves 18 in a side |
| 10 x 12 ft | 144 in | 72 to 84 in | Put the sofa on the 12 ft wall so the walkway runs the long way |
| 11 x 13 ft | 156 in | 78 to 84 in | An 84 in sofa leaves 36 in a side |
| 12 x 12 ft | 144 in | 72 to 84 in | Keep depth under 38 in |
| 12 x 14 ft | 168 in | 84 to 90 in | A small 2-piece sectional fits on the 14 ft wall |
| 12 x 16 ft | 192 in | 84 to 96 in | Sectional up to about 95 in long |
| 14 x 16 ft | 192 in | 90 to 100 in | Or a sectional with a chaise up to 65 in |
Three things that break the chart
- A door on the sofa wall. A 32 in door needs a 32 in quarter circle of empty floor, so an 84 in sofa on a 144 in wall with a door at one end really has 28 in to spare, not 60.
- A radiator or baseboard heater. A sofa can sit in front of a baseboard heater with a 6 in gap; a radiator needs the whole wall section, so measure the wall without it.
- The TV. Sit 1.5 to 2.5 times the screen size away: a 55 in TV wants 7 to 10 ft, which a 12 ft room gives only with a sofa under 40 in deep.
Sectional or sofa in 12x12?
A sectional works in a 12x12 only as a short 2-piece L, about 84 in by 60 in, with the chaise away from the door. Anything with two long sides turns the room into a corridor. The sectional guide has the limits by room size.
Check it in your room photo
Tape on the floor shows the footprint but not the depth or the way the room looks. With Fits Here you take one photo of the empty room, tap the ends of the wall and a door, and see the sofa at its real size with the inches left on each side, free for the first piece.
Questions people ask
- Is an 84 inch sofa too big for a 12x12 room?
- No. An 84 in sofa on a 144 in wall leaves 30 in on each side. It gets tight only if a door opens on that wall or the sofa is deeper than 40 in.
- What size sofa for a 10x10 living room?
- 60 to 72 in. A loveseat or an apartment sofa leaves 24 to 30 in a side on a 120 in wall; a full 84 in sofa leaves 18 in a side and no room for a side table.
- How much of the wall should a sofa take up?
- About two-thirds. On a 12 ft wall that is 96 in at the most, and 72 to 84 in looks balanced and leaves room for a lamp or a plant.
- Does sofa depth matter more than width in a small room?
- Usually yes. Depth sets the walkway between the coffee table and the TV. In a 10 ft deep room with a 16 in gap, a 20 in coffee table and an 18 in TV stand, a 36 in deep sofa leaves a 30 in walkway; a 44 in deep sofa leaves 22 in.
